Elizabeth Bay’s Billyard Ave development to offer Sydney’s east’s most expensive penthouse
Elizabeth Bay is set to welcome a new luxury apartment development named after one of its most desired streets.
Billyard Ave, a collaboration between developers North East Corp and award-winning architects SJB, will be home to nine residences, including one whole-floor penthouse.
Priced between $16m to $32.5m, the sixth-floor penthouse is set to be the most expensive apartment in Sydney’s east.
It will offer 400sqm of internal space, fantastic northerly views to the harbour and open on all sides for a 360-degree aspect.
The project sits on the high side of street directly opposite one of Sydney’s most iconic residences, Boomerang, so the harbour view is directly over businessman Lindsay Fox’s terracotta rooftop.

Finishes will be in either ash or walnut timbers and offer the choice of seven different stones — all high-end stone choices to mix and match.
“It’s going to offer quite a bespoke interior,” says co-listing agent Brad Caldwell-Eyles of 1st City Projects.
“The stones include Calacatta Oro but also a dramatic Black Lightning marble, plus other shades of cloud grey and soft pinks … a palate to suit the most discerning choice.”
The main bedroom’s ensuite features a walk-in wardrobe, with a skylight above, that includes a central display cabinet for watches and jewellery, with vanities for each partner on opposite sides of the room.
And a stunning bathtub finished in metal and enamel.
Other attractions are that the other three bedrooms all have their own ensuite; there’s another room with could serve as a large office or private gym; there’s another TV room; plus a large formal space with sitting area and dining room that each have two fireplaces.
In terms of pricing, by way of comparison, the Consort Penthouse in the Queensgate development in nearby Macleay St, Potts Point, which offers 176sqm of internal space recently sold in the $15m to $16m range.
So the Billyard Ave penthouse is a similar price on a per-square-metre basis.
The other eight apartments in Billyard Ave are also stunning.
With two homes per floor, each house-like apartment will have spacious layouts comprising four bedrooms, four bathrooms plus powder rooms, multiple living areas, outdoor areas and secure parking for three cars.
Beyond a facade inspired by Art Deco forms, the interiors will be carefully crafted by P3 Living using a blend of contemporary finishes from smooth marbles to bespoke timber joinery, patterned tiling, stylish parquet floors and fireplaces.
Designed to mimic the 1930s grandeur of the building’s exterior, the interior will feature curved lines and textured fluted surfaces.
“SJB’s team of architects and interior designers have crafted a stunning building and supreme finishes commensurate with the blue-ribbon locale,” says Caldwell-Eyles.
“Capturing northern sunlight, Billyard Ave is ideally positioned to the harbour’s edge and all the best of Elizabeth Bay and Potts Point.”
The flexible floor plans are designed to be adaptable to all lifestyles.
With footprints of between 360sq m and 400sq m there are garden apartments or elevated homes with harbourside views.
Expected to be completed by the second quarter of 2024, Billyard Ave will have a concierge and gardens by Dangar Barin Smith.
The prestige development site sits on the corner of Billyard Ave and Ithaca Rd near the waterfront Beare Park and Elizabeth Bay Marina.
Arthur McElhone Reserve is also within walking distance as are the boutiques, cafes and fine dining restaurants of Maclay St, Potts Point.
To be located at 29 Billyard Ave, Elizabeth Bay, the apartments are for sale by private treaty.
