Elizabeth Bay’s Billyard Ave development to offer Sydney’s east’s most expensive penthouse


The luxe interiors of the penthouse in the new Billyard Ave development, which is now up for sale.


Elizabeth Bay is set to welcome a new luxury apartment development named after one of its most desired streets.

Billyard Ave, a collaboration between developers North East Corp and award-winning architects SJB, will be home to nine residences, including one whole-floor penthouse.

Priced between $16m to $32.5m, the sixth-floor penthouse is set to be the most expensive apartment in Sydney’s east.

It will offer 400sqm of internal space, fantastic northerly views to the harbour and open on all sides for a 360-degree aspect.

The project sits on the high side of street directly opposite one of Sydney’s most iconic residences, Boomerang, so the harbour view is directly over businessman Lindsay Fox’s terracotta rooftop.

It’s located opposite iconic Boomerang, so there’s a view straight over businessman Lindsay Fox’s roof to the harbour.


Finishes will be in either ash or walnut timbers and offer the choice of seven different stones — all high-end stone choices to mix and match.

“It’s going to offer quite a bespoke interior,” says co-listing agent Brad Caldwell-Eyles of 1st City Projects.

“The stones include Calacatta Oro but also a dramatic Black Lightning marble, plus other shades of cloud grey and soft pinks … a palate to suit the most discerning choice.”

The main bedroom’s ensuite features a walk-in wardrobe, with a skylight above, that includes a central display cabinet for watches and jewellery, with vanities for each partner on opposite sides of the room.

And a stunning bathtub finished in metal and enamel.

The other eight apartments in Billyard Ave are also stunning.
